Project Description

The project compromises a new Six storey over basement office building on a brownfield site in the south city central business district. A historic warehouses and residential units that occupied the site and were demolished and a new basement was constructed using a secant pile wall (which also supported loads from the building in the permanent condition).

A structural steel frame with a grid of 15m x 7.5m was chosen so as to minimise the number of exposed columns in the building. The primary steel cellular beams span 15m between core walls and the facade. The result is only 2 internal columns are located within the floor plates throughout the building.

The structure was also designed to accommodate an additional two stories of office added above the structure with no impact or works on the structure of the building.

The front façade comprises of large glazed elements which are suspended from a tension hanging structure from roof level to minimise their size. Across this atrium space behind the facade, a series of access bridges span 16 metres but are only 250mm deep.

The façade of the original warehouse building on the site is retained in place and is supported on a slim and discrete cantilevering structure behind it which will be concealed by brickwork.
